If you're about to start construction, demolition or groundworks near other buildings, a dilapidation survey is one of the smartest bits of insurance you can arrange. Also called a pre-construction condition survey, it records the exact state of a property, and its neighbours, before any work begins. Here's what that means and why it matters.

    What a dilapidation survey is

It's a documented record of condition: photographs and notes capturing existing cracks, damage, wear and defects across a building before works start. That record becomes the baseline everyone can refer back to. If damage is alleged during or after the project, you can compare the "after" against a clear, time-stamped "before".

    Why it protects you

Construction next door (vibration, excavation, heavy plant) can be blamed for cracks and damage that were already there. Without evidence, those disputes are difficult and expensive to resolve. A thorough pre-works survey gives all parties an honest starting point and can save a great deal of argument, cost and delay later.

Why a drone makes it better

Many of the areas most likely to be affected (roofs, chimneys, upper elevations, parapets and boundaries) are exactly the areas a ground-level survey struggles to capture. A drone photographs all of them in high resolution from the air, so the record is genuinely complete, not just what someone could reach or see from the street. And it's done without scaffolding or access equipment.

    Neighbouring properties

A good condition survey usually includes the buildings immediately adjacent to a site, as those are the ones most likely to be affected by the works. We agree the scope with you up front so the right properties and areas are covered.

    Before and after

Because the record is captured from set positions, we can re-fly the same scope once works are complete, giving you a clean before-and-after comparison to close the project out.
