Scaffolding gets a person onto the roof. A drone gets a camera there. Those are different things, and the difference matters when you are deciding what to commission and what it will tell you.
This post sets out what a drone roof inspection actually produces, the situations where that is all you need, and the situations where you should skip the drone and put up access.
What a drone roof inspection produces
A drone inspection is a photographic and video record of the roof, taken close to the surface, from angles you cannot reach from the ground or from a neighbouring window.
A typical inspection covers:
- Tiles, slates or sheets: slipped, cracked, missing or displaced units, and areas of obvious wear.
- Ridges and hips: mortar condition, missing ridge tiles, gaps along the line.
- Valleys and flashings: lead condition, lifting, splits, poorly sealed junctions.
- Chimneys and parapets: brickwork, pointing, flaunching, pots, cappings.
- Gutters, hoppers and outlets: standing water, plant growth, debris, visible joint failures.
- Flat roof coverings: ponding, blistering, seam and upstand condition, failed detailing around penetrations.
- Rooflights, vents, plant and any equipment sat on the roof.
You also get overview shots that place each defect on the building. That matters more than people expect. A close-up of a cracked tile is useless if nobody can tell which slope it is on. Good deliverables pair the detail image with a wider shot that shows where it sits.
Video adds something stills do not. A slow pass along a gutter line or a ridge shows continuity, so you can see whether a problem is one bad metre or the whole run.
What it costs you compared with access
The honest comparison is not drone versus scaffolding on price alone. It is what each one buys.
Scaffolding buys physical access. Someone can stand on the roof, lift a tile, press a soft board, open a hopper, take a core sample, and then carry out the repair from the same structure. That access takes time to design, erect, inspect and dismantle, and on a commercial building it often needs a permit, a pavement licence or a road closure.
A drone inspection buys imagery, fast, with nobody at height. There is no structure to erect, no pavement to close, no need to hand the building over for days. The useful way to think about it: the drone tells you whether you need the scaffolding, and if you do, roughly where and how much.
When a drone inspection is enough on its own
In a lot of cases you never need to go further.
- Deciding whether to act. A landlord, homeowner or facilities manager wants to know if the roof is in reasonable condition or if something has moved. Imagery answers that.
- Checking after a storm. You want to know whether tiles have gone, whether ridge or flashing has lifted, and whether anything is loose enough to come down. A flight the same week gives you that.
- Pricing works. A roofer quoting from the ground is guessing. Give them close-up imagery of every slope and they can price with far more confidence, or tell you they need to get up there first.
- Insurance and dispute evidence. Dated imagery of what the roof looked like on a given day is hard to argue with.
- Buying or leasing. You want a sense of the roof's condition before committing, without arranging access to a building you do not yet control.
- Routine stock checks. Across a portfolio, flying each roof periodically tells you where to spend the inspection budget.

What a drone cannot do
This is where you need to be clear with yourself before you book.
It cannot touch anything. A camera cannot tell you that a felt roof is soft underfoot, that a tile is loose but still in place, or that timber is rotten behind sound looking slate. Deflection, springiness and movement under load are hands-on findings.
It cannot see under the covering. Water tracks. The stain in the ceiling is often nowhere near the entry point. A drone can show you candidate defects, but confirming the path usually means lifting material or inspecting from inside.
It cannot see inside voids, gutters full of debris, or behind parapets in some configurations. Line of sight is line of sight. If the outlet is buried under moss, the camera sees moss.
It cannot repair anything. If you already know the works are needed, scaffolding is going up regardless, and an inspection flight first may add little.
Weather and airspace constrain flying. High wind, persistent rain and restricted airspace all affect when a flight can happen. Most sites are workable with notice, but it is not always same day.
A visual inspection is not a chartered survey. It records what is visible. It is not a structural opinion, a valuation, or a warranty on remaining life. If you need a signed professional opinion on structural adequacy, instruct a chartered surveyor or structural engineer.
When you still need access
Put up scaffolding, or use a cherry picker or a roped access team, when:
- The visual inspection has found something and you need to know how far it extends beneath the surface.
- You suspect deck, timber or insulation failure rather than a covering defect.
- You are commissioning works and need a specification based on physical checks.
- The roof needs core samples, moisture readings at depth, or a pull test.
- There is a live legal or insurance dispute where a hands-on expert report is required.
A middle option worth knowing about: thermal surveys can show temperature patterns consistent with trapped moisture or heat loss on flat roofs. That narrows where to open up. It is an indicator, not proof, and it still usually leads to a physical check of the areas flagged.
A sensible order of work
For most buildings, the cheapest route to a good decision is:
- Fly the roof and get the imagery.
- Review it with whoever will do the work.
- If everything is visible and understood, price and proceed.
- If there is doubt about extent or substrate, arrange access to the specific areas in question rather than the whole building.
That sequence avoids the two common mistakes: erecting scaffolding to discover nothing is wrong, and quoting blind from a pavement.
